My Flippin' House is Done!!!


WOO HOO!
Today 'tis a day of celebration!
(so I chose a little Kool & the Gang for ya)

I am done!!!

Actually, it is in the process of being power washed and a few interior teenie-tiny things done... but:

IT IS ON THE MARKET!

I am using a flat fee listing. I have a realtor sign, a lock box, realtors can come and go with their clients, but I am not paying 3% for someone to just enter my info in a computer.

So if you want to check it out:


I would love to hear your first impressions. If you were looking for a house in this price range would you consider at least looking at this one? Can you think of anything to make it more sellable?
Any comments though, please leave here and not there because that is the site that is on my flier! I am cheap and my flier is black and white, so this is a way for people to see color pictures as well as a lot more pictures! It is not under the same account as this site. So feel free to say anything you want on here!!!

Looks GREAT! I haven't looked that much at properties for sale, just rentals, but WOW, this house has a lot of desirable features!
Couple of typos...Spacious MATER Bedroom...line about adding lights you typed in instead of IF.
You've done an EXCELLENT job on the house! I'm impressed and I've been looking at a LOT of house pics lately!

One other thing...the address is a link, but just takes you back to the blog? I was expecting it to take me to a map.

I fixed all my type-os and posted it on craigslist last night (which was insanely easy since I referred them to my blog site)! Great ideas!

The address isn't supposed to be a link, it is the title of the post. But I will take it out of the title and put it in the body so I can make it a link to a map! GREAT IDEA!!!

And yes, I can give you the info I have Bob!

Oh, and I so glad for you that you got a lock box! I wish sooooo much that we had used a flat fee service with one because showings have been the biggest pain in the butt and people don't want the seller there while they are looking at it. Also, I really like the kitchen. The words on top add a nice touch. Great job with that.

The words serve 3 purposes:

#1 To make the house looked lived in and loved

#2 To give people warm fuzzies when they visit the home so they have good thoughts and positive vibes as they look through the other rooms (well see if it works).

#3 And practically it hides the fact that we pained over a spot where we tore down the border and it is a little choppy there. Not bad, but it could use a diversion... haha!

I have a few other signs in the house to "set the mood" The master says "Always kiss me goodnight..." Women love that stuff... I hope!

And I am using a guy who is running a special right now. $350 for the listing, the sign, 8 pics on your listing, the lockbox, the appointment center... the whole listing sha-bang. But since I live close to him, he lowered it to $299 for me. So I feel lucky, it is usually like $499 or something. You can buy lockboxes at Lowes that have codes and when they call you can tell the realtor the code and tell them to come whenever. Just an idea.

i think it looks great audra... i really like the improvements you made to the house and the way you described it. i love the sunroom too, porches and sunrooms are something that have been forgotten out west that i love about the east coast.

You can secure it to the wood around the garage door or behind a porch post or something. If you have to remove it later you can always caulk in the holes. But I think I saw the doorknob ones, but I am not sure, I think I saw them out of the corner of my eye as I was passing by locks to get to house #s. And I thought... hmm... good idea.

Then I would put a note in your MLS for realtors to call for key code and that the house is vacant and just waiting to be sold (I mean seen) anytime... haha!

But as my dad says, "That is what I would do if it were me... not that you have to do that... and i am not telling you what to do... that is just what I would do if it were me!"

No I totally think that is a GREAT idea Audra. Chad and I are so ticked at ourselves that we didn't have a lock box from the beginning. We definitely would have if we had realized we could! I don't know why but for some weird reason we thought that only realtor's had access to them or something - probably because I have seen the ones that realtors have to enter their license number into first. As soon as you said that I thought, "Yeah, that makes sense that you can buy them. I guess they aren't even that high tech!" and start kicking myself. Then I have to wonder why none of the realtors we have talked to have ever mentioned it...ugh, I could go on and on... but basically THANK YOU! I feel just as grateful as I did that one time when you kept your kids home and they ended up having RSV. SO GRATEFUL! What a long comment. And this is Katie, not Chad, of course.
